Dobson Ranch helped invent the Arizona master-planned community — lakes, greenbelts and 1970s ranch homes that half the East Valley grew up visiting. Its garage slabs are among the oldest we regularly coat, and they wear fifty years honestly.

Old paint, a failed epoxy or two, spalled saw-cut joints and decades of oil: none of it is a problem, all of it is prep. These restorations are the most dramatic before-and-afters in our gallery, because the starting point is the roughest.

A Dobson Ranch slab predates vapor barriers and has usually been coated, painted or sealed more than once. Everything grinds off, cracks and joints get rebuilt, and we moisture-test before coating — the one test that decides whether a 70s slab needs a mitigating primer under the system.

Restoration, not just decoration

On concrete this age the flake system is doing structural-adjacent work: sealing a dusting surface, bridging repaired joints and giving a tired slab a wear layer it never had. The floor afterward is genuinely tougher than the concrete alone ever was.

Older concrete holds moisture longest after storms, so we favor the dry spring window for Dobson Ranch installs — and when a test says the slab needs two more weeks, we say so and come back.

Our slab has been painted at least twice. Can you still coat it?
Yes — every layer comes off with the diamond grind. We quote removal after seeing what is actually on the floor, and nothing gets coated until the slab is bare, sound and dry.
Is a 1970s slab too far gone?
Almost never. Cracks, pits and spalled joints are all repairable, and the full flake broadcast hides where the repairs were. Truly failed concrete is rare — and if we see it, we tell you instead of coating over it.
How much dust does grinding off fifty years of coatings make?
Almost none escapes — the grinders run inside vacuum shrouds with HEPA extraction, so paint layers and old epoxy come off as bagged dust, not a cloud. Your garage contents get tarped regardless; the house stays clean.
